Project Phases

Phase One: ACQUISTION

To acquire the State Theatre.  The APPAC Board of Trustees initiated a formal appraisal of the building and a formal negotiated proposal to the Lardner family, owners of the building.

The State Theatre location was chosen because it is:

  • A valued part of the historic fabric of the City of Auburn, and worth preserving
  • Close to the center of Downtown Auburn and Placer High School
  • Close to restaurants and shops
  • Clear that there is adequate parking
  • Located across the street from a major hub for public transportation.
  • Cost effective, in considering another site.
  • Evident there are no appropriate and available properties in the downtown.
  • Able to easily house The Auburn Symphony and accomodate a wide range of theatrical venues.
Phase Two: DEMOLITION

The existing building has had its original roof removed and a covered mall installed over the rear of the original theatre.  This roof area will need to be removed and replaced with a new roof.  The present building has a wall separating it into two movie theatres.  This wall will have to be removed.  A number of smaller demolition projects are required.  All debris will be cleared, and all inferior components will be removed and replaced.

Phase Three: DESIGN AND RECONSTRUCTION

An architect has been retained to prepare drawings of intended interior rebuilds.  The Board has researched the criteria that will become part of the reconstruction.  All proposed work will be previewed by the Board, with required permits secured.  A few of the facets of the design include 800 seats in the "house," and adequate number of bathrooms, handicapped accessibility, a balcony, and a large stage including load-in access, fly system and state-of-the-art technical equipment.

Enlarging and retrofitting the building, installing a new roof and hydraulic orchestra pit, updating plumbing fixtures, new seating, modern power, lighting and sound are the major reconstruction tasks.
